Construction commences on purpose-built student accommodation development in Leeds, with a total of 117 beds and a value of £15 million, following securing of full planning consent


Crosslane Student Developments, part of the Crosslane Group, announces that construction has commenced on a new purpose-built 117 bed student accommodation development at Woodhouse Square in Leeds, following successfully securing planning permission. The new development has an expected value of approximately £15 million upon practical completion due in September 2018, in time for the start of the 2018/19 academic year.

The property is Crosslane’s first development in Leeds but second in Yorkshire, following the successful construction of Brass Founders in Sheffield, a new 437 bed purpose-built student accommodation development which was completed on time and on budget ahead of the new academic year in September 2017 and is fully let.

On practical completion, the high-quality development in Leeds will comprise five stories of residential accommodation containing 117 luxury en-suite self-contained studio apartments, ranging from 20sqm to 38sqm. The development has been designed to complement the surrounding Georgian style properties of Woodhouse Square, with bedrooms surrounding a central private outdoor courtyard, landscaped for residents to enjoy. The property will also feature high quality shared communal facilities and amenity space to encourage students to work collaboratively and make new friends as part of their university experience, such as a common room, study areas, gym and a luxury kitchen/dining entertaining room. Students will also benefit from superfast 100 Mbps broadband and Wi-Fi and cycle storage. Prime Student Living, Crosslane’s lettings and operational management company, will be responsible for booking reservations during the construction phase.

The site, a former car park, is located to the north west of Leeds city centre, in a residential area on the corner of Woodhouse Square and Claremont Avenue, and directly opposite Woodhouse Square Park. The University of Leeds, Leeds Beckett University and Leeds city centre are all within half a mile of the property and therefore only a short walk away.

The City of Leeds has a full-time student population of over 51,000, with students enrolled at Leeds University (a Russell Group university ranked 13th in The Times Good University Guide 2017), Leeds Beckett University, Leeds College of Art, and Leeds Trinity University, making it one of the largest student cities in Britain. Leeds University student numbers increased by 6% in 2016, with 2017/18 applications up 10.5% from last year. Demand for well-located, premium purpose-built student accommodation in the city continues to increase and outstrip supply.

BBS Law advised and acted for Crosslane Student Developments on the purchase, with Walker Morris Planning Consultants advising on planning. DAY Architectural are the architects and Torsion have been appointed as contractors for the development.
